Dreaming of your first home? From 1 October 2025, the Australian Government is rolling out transformative upgrades to the First Home Guarantee, making homeownership more accessible than ever.
Here’s what’s changing from 1 October 2025 (per Housing Australia):
- No more place limits: All eligible first home buyers who have saved a 5% deposit can apply – no caps on availability
- Income caps gone: Higher‑earning Australians can now access the scheme – no income restrictions
- Higher property price caps: Caps have increased to reflect today’s market:
- VIC (capital city & regional centres): from $800K → $950K
- NSW (capital city & regional centres): from $900K → $1.5M
- QLD (capital city & regional centres): from $700K → $1M
- Increases across other states/territories
- Simplified regional access: The Regional First Home Buyer Guarantee will be folded into the First Home Guarantee for easier, unified access
