Our client needed to secure a Pre-Approval in a short time frame to provide confidence in negotiating on the right property as soon as it become available. Their financial situation was complex, so it was important to locate the right Lender to minimise complications and assessment timeframes.
Outcome
We were able to secure a quick Pre-Approval so the client was able to negotiate strongly knowing the finance was already approved.
Since the Pre-Approval was held the client decided not to proceed with a “subject to finance” clause as the only risk was the valuation which we had arranged within 48 hours.
