One of our clients was asked by their existing Bank to change their Commercial Investment Loan at expiry to Principal and Interest repayments after previously enjoying 15 years of Interest Only lending.
The client was forced to accept Principal and Interest repayments OR look at refinance options.
Requesting Interest Only normally requires a full credit assessment, exactly the same as if applying for a whole new loan.
We were able to source an Interest Only Commercial Loan for a further 5 years at very competitive rates. The refinance was made easy for the client as we handled the departing Bank and incoming Bank.
It made sense to continue Interest Only while the client had a Home Loan so they could focus on repaying non-deductible debt in lieu of reducing tax effective deductible debt (following advice from their Accountant). The clients were very happy with the outcome.
